Dog owners not cleaning after their dogs has been a big problem.
The parking is a nightmare.
The lack of privacy by being too close to neighbors is tough too.
I live in the San Mateo County area.
Unable to move to a single family home because of money problems.

I recently purchased a small mobile home in a senior/moderate income park in Ca. I could not afford traditional housing. I am having difficulty adjusting to living so close to my neighbors and feeling as if I live in a fish bowl. I am fixing up this older unit with new floors and new countertops hoping that it will feel like a home I love. There are different noises this house makes compared to stick houses. I wouldn’t recommend it if you have the funds to live in other housing.

We live in a mobile home, in a part of the country with unstable soils. A mobile home makes sense, because the supports can be adjusted more cheaply than repairing a foundation. A company has a thriving business adjusting the supports. Houses on concrete foundations quickly have cracks, and I would never buy one around here. One thing that annoys me is that lax regulations allow stupid things like tubs without overflow escapes, and walls with few studs. It matters if you want to hang something heavy. (We have a deluxe model with 6 inch walls and 1/2 wallboard.)

There is one more disadvantage of living in a mobile home if you are in a mobile home park. For years people said that hurricanes and tornadoes targeted the parks. Scientists said that was not true. Finally, someone did a weather survey. The parks were hit more often. It is suspected the parks tended to be built in the not as desirable areas where winds were stronger and more frequent.
